By booking this apartment you agree to the following rules and regulations:

Reservations

To validate a reservation, our clients must send the following information:

1. A photo / xerox of an official document with a photo of all the members of the reserve. (Id, Driver's License and any other official documents).

2. Valid cellphone number

3. Email

For credit card payments with less than 3 months to the check-in date, it will be necessary to send documentation proving the ownership of the credit card and veracity of the information. Those who refuse to send such information will have the reservation canceled.

Your reservation will be validated as soon as the reservation department of Omar do Rio confirms the payment.


Payment, Fees and Security Deposit

All reservations will only be recognized by full payment of the reservation amount.

Payments can be made via, credit card.

If, for any reason beyond the control of our management, the leased property is no longer available, we offer our clients the choice of a similar property or full reimbursement of all amounts paid to Omar do Rio.

The DEPOSIT will be charged in cash on the day of check-in. If the Tenant is a resident of Brazil or has a Brazilian bank account, he will receive the amount by transfer or deposit up to 7 days after the check-out. If the Tenant is a foreigner, the security deposit will be refunded at the time of check-out. If any property damage is found, Omar do Rio reserves the right to withhold the value of the repair.

THE CLEANING FEE is charged only once. You will receive the apartment clean and in perfect conditions of use. A starter kit will be offered with 2 rolls of toilet paper per bathroom, soaps and 1 (one) towel per guest identified in the reservation. Beds will be properly tidied to the number of people identified on booking. If you need to make use of the sofa bed let us know in advance. The kitchen will be equipped with liquid detergent and a sponge.

For reservations over 10 nights, we offer a complimentary cleaning service. Such courtesy will be subject to the availability of our cleaning staff, and may not be done. Throughout your stay you can also hire an extra cleaning for a extra cleaning fee.

We will not offer specific towels or linens for babies under 1 (one) year of age.

Towels and linens must remain inside the apartment and should not have the use diverted from its purpose. If you need floor cloth or dish cloth, order and it will be arranged. Parts that are stained or damaged will be charged.


Check in

Check-in time: 3:00 p.m. to 10:00 p.m.

The client agrees to inform us the time of his arrival and to give us his cellphone number, as well as to provide a copy of the documentation of all the tenants included in the reservation. Without this information the check-in can not be done.

For Late Check-ins, check with us availability. We reserve the right to charge a fee for early check-in.


Check-out

Check-out Time: 12:00

In case the client wishes to postpone check-out, check the availability of the apartment. We reserve the right to charge a late check-out fee and, in case of non-release of the apartment at the scheduled time, we reserve the right to remove the guest's belongings, especially if there is another booking with check-in for the same day. Delays will not be tolerated and we reserve the right to charge a fine if it occurs, in the amount of the loss generated.


Cancellation and change of reservation

1 · In case of cancellation or no-show, all amounts paid up to then will not be refunded.

2- There will be no refund of rent if the guest decides to leave the apartment before the check-out date.

       3 · Changes to the dates of the reservation will only be allowed with confirmation from Omar do Rio.


The company Omar do Rio has the right to terminate immediately the rental agreement, without any refund of amounts paid by the client, should one of the following occur:

       1. The total number of occupants exceeds the contracted or the capacity of the apartment;

       2. Disruption of neighborhood peace and / or violation of condominium rules;

       3. Organization of parties;

       4. Consumption of illicit drugs;

       5. The presence of domestic animals without our permission;

       6. Non-payment.


In case the reserved property has internet connection or cable TV, Omar do Rio does not assume responsibility for any connectivity problems or inconveniences resulting from these. These services are provided by telecommunication companies and are beyond our control.control. In case of problems and disturbances with Internet connectivity or TV signal, please inform us immediately so that we can take the necessary measures for the normalization of the service. There will be no refund of rent payment if it is found that the problem comes from the company providing the service.


Responsibilities and obligations of our guests

The guest assumes full responsibility for the property that he rented as well as for any item belonging to the condominium. The same is applicable to other residents and visitors. The client and all occupants of the apartment and visitors must comply with the norms and rules of coexistence of the condominium. Fines imposed by the condominium administration for noncompliance with the rules will be immediately paid by the client. Additionally they may also lead to a premature termination of the rental agreement without any refund. The Law of Silence is in force in Brazil. Between 22:00 and 08:00 no sound or noise that disturbs the rest of others is allowed . This applies to both the Tenant and to renovation and / or contructions that may occur in neighboring apartments or the building in general. There will be no refunds for cancellations from this type of claim.


Visitors

There are condominiums that do not allow visitors to enter. Please contact us before making any reservation where visitors are expected, so we can make a more suitable property available. It is necessary that all visitors are properly identified prior to the visit. We reserve the right to charge an extra guest fee if an unauthorized visitor is found.


Forum and Laws

The contracting parties elect the Forum of the District of the City of Rio de Janeiro. The parties undertake to comply with all Laws in force in Brazil.
